Creative solutions and management expertise enabled Nason Construction to overcome infinite challenges and successfully construct in, around and above the most sensitive areas in Delaware’s only Level 1 Trauma Center. The result is an expansion housing one of the largest emergency departments on the east coast, a 30-bed surgical prep unit, six operating rooms for brain and spine surgery, and nine state of the art cardiac catheterization labs. The complex infill was coordinated to ensure zero disruption to daily hospital services. The expansion was completed ahead of schedule, within budget and recognized nationally as the first place winner for healthcare projects ranging $25 to $99 million.

Project Overview

The uniqueness and innovation of the Christiana Care, Medical Building Expansion lies in the many challenges the Nason team encountered and successfully overcame throughout construction.

The Expansion consisted of in-filling an enclosed courtyard to add 67,000 s.f. spanning three floors, plus two overbuild additions totaling 55,000 s.f. above the existing Emergency Department. All of the construction materials for the 122,000 s.f. expansion were delivered through a single access road that bottle-necked between the fully operational ED and the hospital heli-pad. Construction duration encompassed 638 days—skillful management and coordination expertise resulted in 638 days of continuous hospital operations.

0 Safety Incidents

In spite of the ongoing challenges of managing this complex project in a continually occupied facility, no safety incidents occurred during the nearly 2˝ year construction period, nor did the ED ever close as a result of construction. In fact, construction was manned with such efficiency that the ED expansion phase was completed nine months ahead of schedule.

Complex Phasing

Courtyard Infill
  • Construction occurred in the courtyard, between the Medical Building and Service Building, where there was a 40,000 volt duct bank, a 5,000 gallon acid tank, and a hydrogen and propane bank buried. Nason had to remove the acid tank and the foundation footings had to be set in beneath manholes.

Emergency Department Expansion & Renovation
  • Using a creative approach, three phases of the ED expansion were combined into one, and Nason was able to deliver the much needed ED space in time for the critical winter flu season.

  • Construction added:
    • 17 new emergency bays

    • Increased amount of treatment bays permitting 88,000 to 120,000 ED annually visits

    • Consolidated all ED and trauma administrative space into one location

Operating Room (OR) Expansion
  • Added 6 large specialty ORs, including specially designed spine and brain surgical suites

  • Included a new specialized storage area for sterile surgical supplies and instruments, dramatically improving support to the 26 major ORs

  • Provided 8 new on-call rooms for anesthesia and trauma staff

Interventional Labs
  • Featured the all-digital converged technology Interventional Suite with 9 Cardiac Cath Labs.

  • Consolidated specialized heart Catheterization and Interventional Radiology imaging equipment

  • Allowed for further expansion to include electro-physiology (EP) imaging

The Surgical and Procedural Unit
  • Added 30 beds and a waiting area for surgery patients and their families

  • Provided comfortable area to prep for same-day surgery

  • Enabled Christiana Hospital to free up 20 additional patient beds

North Overbuild
  • Constructed the shell to house expansion of 14 specialized imaging rooms to be added in the future and prep, holding, and recovery unit for the heart and vascular program

  • Required lifting steel horizontally, then re-rigging and putting into place to reduce the risk of steel swung up vertically above the ED

Chiller and HVAC Systems
  • Nason had a 5-hour window to disconnect the existing two air handler units within the ED and attach two new 40,000 CFM air handlers. The Nason team had the new mechanical room running more than 2 hours ahead of schedule with no impact to the ED during this critical procedure.

    • Included two 12” chilled water supply and return lines, 10” steam, and 2” oxygen piping, which ran approximately 1,000 feet each

    • Required the installation of a total of six 40,000 CFM air handlers, including replacing four of the 15 air handlers that supplied other parts of the hospital.
